Reducing your reliance on Booking when you run a gîte

The platforms fill your calendar, that's true. But they take a commission on every night, keep the guest relationship for themselves and decide how visible you are. The goal isn't to walk away overnight. It's to build, alongside them, a direct booking channel that genuinely belongs to you.

Why relying on the platforms costs you

Booking, Airbnb and the others are excellent at bringing you first-time guests. The problem starts when they become your only source of reservations. At that point, three costs settle in, often without you noticing them.

The first is visible: the commission, often 15 to 18 % of the nightly price, sometimes more. The second is invisible: the guest relationship. The traveller who stayed with you leaves thinking "Booking", not your name. You have neither their email nor permission to reach out again. The third is strategic: your visibility is rented. One change in the algorithm or the pricing policy, and your occupancy shifts with nothing you can do about it.

The pillars of a direct booking channel

  1. A clear site, bilingual where possible. The storefront you control, designed to reassure and make people want to book directly.
  2. An online booking engine. See availability and book without endless back-and-forth, just like on the platforms.
  3. A well-kept Google Business profile. Many travellers search "gîte" or "guesthouse" directly on Google and Maps.
  4. Reviews visible off-platform. On Google and on your own site, to reassure without sending people back to Booking.
  5. A welcome and follow-up email. To turn a stay into a loyal guest, and into a recommendation.
  6. A small reason to book direct. Better rate, flexible check-in, a welcome basket: a concrete reason to go through you.

Over a year, the gap between commissioned and direct bookings adds up to thousands of euros, and to guests you can actually contact again.

What the platform will never give you

A platform rents you visibility and a transaction. It doesn't give you the most valuable thing: the direct relationship with the traveller. You don't really know their email, you can't invite them back off-season, or send a note on the anniversary of their stay.

A direct guest, on the other hand, belongs to you. They can book again with no commission, recommend you to friends, leave a review on your Google profile. This is exactly the logic we built for Justvia, a bespoke travel project: a bilingual site that inspires trust and brings in direct enquiries, without depending only on intermediaries.

The platform brings you a night. A direct booking brings you a guest.

How to take back control, step by step

Nobody leaves Booking in a week, and that isn't the goal. You build the direct channel in parallel, until it carries enough weight to loosen the dependence.

Set up the storefront

  • A clear, reassuring site, with real photos, practical information and an obvious booking button.
  • A version in the languages your guests speak: for international travellers, that's often where the direct booking is won.
  • A booking engine or, at minimum, a simple enquiry form that's quick to handle.

Become findable

  • A complete Google Business profile: photos, description, reviews, a link to your site.
  • Useful pages about your region, activities and local tips: this is what travellers search for, and what Google likes to rank.

Keep the connection

  • A welcome and follow-up email for every direct stay.
  • A simple loyalty offer: a better rate or a small gesture for those who book direct again.

What acts fast, and what takes time

As with any visibility, some levers move fast and others build over time. Knowing which is which keeps impatience at bay.

What acts fast

  • A complete Google profile with a direct link to your site.
  • A clear advantage to booking direct, shown on your site and in your replies.
  • A follow-up email after every direct stay.

What takes time

  • The share of direct bookings, which rises season after season.
  • The ranking of your site and your local pages.
  • Word of mouth and guests who come back on their own.

Where to start

Start with what already belongs to you: your site and your Google profile. These are your two direct storefronts, the ones no platform can take away. If you're in tourism and hospitality, that's often where the balance starts to shift.

The real question isn't "should I leave Booking?". It's: what share of your bookings could go direct, and what is stopping it today? That is exactly what we look at in a diagnostic.

Frequently asked questions

Do I have to leave Booking or Airbnb?

No, not necessarily. The platforms stay useful for being discovered and filling quiet periods. The aim is to grow a direct booking channel alongside them, to lower your average commission and win back the guest relationship, not to cut everything at once.

How do I encourage direct bookings without breaking the platforms' rules?

By simply making your direct booking more attractive: a clear site, a better rate shown on your own channel, flexible check-in, a small welcome gesture, a follow-up email. You're not diverting the platform, you're giving a good reason to come back through you.

Do I need an online booking engine?

It's ideal but not essential at the start. A clear enquiry form and a quick reply are enough to begin. You add a booking engine once the direct volume justifies it.

Is a bilingual site really useful for a gîte?

Yes, as soon as you host international guests. An English version reassures them and removes the last hurdle before a direct booking. Many foreign travellers happily book direct when the site earns their trust in their own language.
